ShoreSummerRentals.com is not responsible for any rental transaction.
We stress how important it is that ALL users be responsible about their use of this site and any transaction entered into as a result of either listing a property or renting a property. We do not own or manage, nor can we contract for, any vacation rental property listed on the site. Instead, the site acts as an advertising tool to allow homeowners who advertise on our site to offer their property for rent just as a newspaper classified would act. We are not involved in any transaction between travelers and members. As a result, any part of an actual or potential transaction between a traveler and a member, including the quality, safety or legality of the properties advertised, the truth or accuracy of the listings (including the content thereof or any property or guest book review), the ability of members to rent a vacation property or the ability of travelers to pay for vacation rental properties are solely the responsibility of each user.
We are also not responsible for the condition of the vacation rental properties listed on our site or the compliance with laws, rules or regulations that may be applicable to any vacation rental property in any jurisdiction.
Subscription Term / Listing Termination / Cancellation by Owner / Sale of Property / Refunds
Subscription Term: All subscription listings are sold to run the full term that is chosen by the member. We are not able to issue refund or prorate if you sell your home, decide you no longer want to rent your home etc. The term starts on the date that the member submits the full or initial (as applicable) payment and expires on the last date of the term chosen by the member.
Refund requests for rental listings not completed: In the event you purchase a subscription for a listing but do not complete the creation of the listing or the listing does not get posted after purchase for any other reason, refund requests will be considered only during the first three (3) months following the purchase date. If within such three (3) month period you do not complete the creation of your listing as we may require to display such listing on the site (i) you shall not be entitled to any refund and (ii) your subscription will expire no more than 15 months from the purchase date of the subscription regardless of the listing posting date.
If you renew your subscription, your listing will remain online for the entire subscription period without refund. If you sell your property and no longer wish for the listing to remain online, please contact us and we can remove the listing; however, no refund will be owed.
Property Ownership Verification
Please note that we validate property ownership. To expedite the process, please scan or fax proof of ownership to 609-939-3131. Proof of ownership could be a utility bill, tax bill, settlement sheet from closing, etc. The property address needs to be on the item.
PLEASE DO NOT ATTEMPT TO LIST A VACATION RENTAL IF YOU CANNOT VALIDATE OWNERSHIP.
Transfer of Vacation Rental
To make it an easy transition for our new property owners to advertise a home that they recently purchased from an owner on our website, Shore Summer Rentals.com allows the new owners to transfer the property listing advertisement (with the current photos, descriptions, rates etc.) into their name with the written permission of the original property listing owner. The new owner will need to contact us a transfer request providing the property address. ShoreSummerRentals.com will contact the original owner for permission. Once permission is granted, we will ask the new owner to register on our site and contact us to let us know this has been done. We will then transfer the property listing into the new property owner's name (account). Lastly, we will provide them with instructions on reactivating and renewing the property listing (choosing any level membership) from their new account for one year from the date of payment. There are no refunds or prorations to the original owner for the sale of any advertised property. See "Sale of Property" clause above.
Shore Summer Rentals reserves the right to delist any vacation rental at its discretion and suspend without notification. Security Deposits must be returned within the time frame stated in the contract if the property was left as found. If this is not followed, Shore Summer Rentals.com has the right to deactivate your listing with no refund due. Vacation Rental Owners and Agents are expected to follow the Acceptable Content Policies.
Listings which do not adhere to the ShoreSummerRentals.com policies are subject to suspension at the sole discretion of the Shore Summer Rentals.com staff. No refunds will be issued for suspended listings.
COPYING Text and Photos from Another Owner's Rental Advertisement is Prohibited
Shore Summer Rentals.com prohibits duplicating the text or copying the photos of another owner's rental advertisement from our sites or any other sites. If this occurs, we will remove your advertisement and no refund will be issued.
ONE Property in ONE Location
Shore Summer Rentals.com listings are designed to advertise ONE PROPERTY in ONE LOCATION. If you sell your property and purchase a new property in a new location, you will need to create a new listing. Once a listing is online, the location should not be modified. If you change your location without contacting us, Shore Summer Rentals.com has the right to deactivate your listing with no refund.
You may NOT list more than one property per listing. If this is observed, you will be warned to remove the additional property advertisement, photos, etc. If you do not remove the information, Shore Summer Rentals.com has the right to deactivate your listing with no refund. We offer a multiple property discount. Contact us for details.
Property Off The Market
If you wish to remove your property from the market, we can temporarily inactivate the listing and reactivate it at a future date. Your listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).
Acceptable Content Policies

There are specific locations for the inclusion of external web addresses (also referred to as "Links" or URLs) in the Shore Summer Rentals.com listings. Only Youtube links are permitted must reside only in the authorized "Additional URL Links" section of the ad. The URL feature is solely for the purpose of advertising the subject property and/or links to local information of the towns that your property is located.
LINKS TO COMPETITOR SITES ARE PROHIBITED AND WILL BE REMOVED.
What are the link and video guidelines?
Within the Additional Links section of your listing, the following content is not permitted:
Only Youtube links will be permitted.
Inappropriate content considered to be not family-friendly.
Dysfunctional videos or videos with embedding disabled.
Videos showing another property or units other than the specific unit advertised in the listing.
EMAIL ADDRESSES AND PHONE NUMBERS
Email addresses and phone numbers must only reside in the authorized locations within the listing. Updates to phone numbers or e-mail addresses can be made by clicking on the Account Center Info tab on the left side when logged into your account. All other references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content and may be removed without notice.
All content must be "family safe" and G" rated. Vacation rental listings may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. A such references are not considered acceptable content and may be removed without notice. In the case of disputed content, the operators of this site will be the final judge as to the appropriateness of the content.
Shore Summer Rentals.com reserves the right to alter, exclude, reject part or in whole, any information in the vacation rental advertising supplied by vacation rental owners. After submitting information to Shore Summer Rentals.com it becomes the copyrighted property of Shore Summer Rentals.com and unauthorized copying or use of such information is prohibited by Federal law and is subject to criminal prosecution.
CHANGING FONT COLORS, CENTERING, BORDERS, ETC. BY ENTERING SPECIAL CODING IS NOT PERMITTED. THIS IS NOT FAIR TO OTHER CUSTOMERS. IF THIS CONTINUES TO BE DONE AFTER A WARNING, WE HAVE THE RIGHT TO DELETE YOUR LISTING WITHOUT A REFUND.
Shore Summer Rentals.com will collect personal information necessary to conduct its services. Shore Summer Rentals.com will not share personal information with third parties. However, Shore Summer Rentals.com may use personal information obtained from its services to offer more services (affiliate owned websites) and or promotions such services to its current customers (including both renters and owners).
Shore Summer Rentals.com does not condone spamming and will not participate in spamming. Shore Summer Rentals.com reserves the right to suspend services to those who violate this policy by engaging in Unsolicited Commercial Emails via Shore Summer Rentals.com site or by using its information. Additionally, unauthorized use of information used by third parties will be subject to copyright law violations and will be subject to criminal prosecution.
To avoid SSRNJ.com getting tagged as a spam site, guests are only permitted to send up to 15 email inquiries to our hosts in a 24 hour period. There really is no reason to send more than that as you also have the option to call the host . Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and Shore Summer Rentals.com cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. As a backup to this, we provide a history of ALL e-mail contacts you receive in your E-mail History Tab when logged in to your account. It is strictly the owners responsibility to login to your Shore Summer Rentals.com account daily to ensure that all of the renter inquiries sent to your account are retrieved. If you notice e-mails in your history that never made it to your inbox, please contact your service provider.
Shore Summer Rentals.com, at its own discretion, may supply to potential renters the direct e-mail address of Shore Summer Rentals.com advertisers for the purpose of making a rental inquiry.

We do not tolerate spam or unsolicited commercial electronic communications of any kind. Therefore, you are not licensed to contact ShoreSummerRentals.com clients through the Email Owner link. You may not use any tool or service on the site to send spam or unsolicited commercial electronic communications of any kind or in any other way that would violate these Terms.
