For bookings made on or after November 20, 2026, Airbnb hosts generally can't require a separate rental agreement or keep a copy of a guest's ID. You can still check an ID in person at the door. Hosts also can't require guests to wash and put away dishes, strip beds, or take trash off the property, and can't add cleaning requests after a booking is confirmed.
Airbnb's host fee is about 15.5%, and it isn't just on your nightly rate. It's tacked onto your cleaning fee, pet fee, and every other fee you charge. On October 29, Vrbo moves to a flat 12% commission, also charged on cleaning and pet fees, up from about 8% for most owners, and still charges guests a service fee.
