Airbnb just changed the rules on your home. Here's what that means for you.

Hi there,
Whether your rental is in Long Beach Island, Ocean City, Sea Isle, Avalon, Stone Harbor, Cape May, the Wildwoods, or anywhere else down the Jersey Shore, this one is for you.
If you rent your Shore home on Airbnb or Vrbo, the last few weeks have been a lot. I've been reading the owner groups too, and I hear you. Owners who did everything right are wondering if it's still worth it.
Here's what actually changed, in plain English:

Airbnb rental agreements and ID. For bookings made on or after November 20, hosts generally can't require a separate rental agreement, and can't keep a copy of a guest's ID. You can still look at an ID in person at check-in. There are limited exceptions, like HOA rules or local laws.
Airbnb checkout chores. You can't require guests to wash and put away dishes, strip beds, or haul trash off the property. You also can't add new cleaning requests after the booking is confirmed.
Airbnb's fee. About 15.5%, taken from your payout. And it isn't just on your nightly rate. It's tacked onto your cleaning fee, pet fee, and every other fee you charge.
Vrbo's fee. On October 29, Vrbo moves to a flat 12% commission, also charged on your cleaning and pet fees. For most owners that's up from about 8%, and guests still pay a Vrbo service fee on top.

What that costs you
On a $5,000 weekly rental, Airbnb keeps about $775. Book 10 summer weeks and that's $7,750 gone, and that 15.5% also hits your cleaning fee, pet fee, and every other fee on top of it. Vrbo's new 12% takes about $600 a week, or $6,000 a summer.
