Rental Property Rates

Absolutely not!  As a renter, you will not pay us anything for booking a rental from our website.

 

Cancellation Policy

All cancellation policies are at the discretion of the individual owners. You will need to discuss cancellation policies with the owners/managers of the rental homes. Before signing a lease or sending the owner any money, make sure that you have a Rental Agreement with the refund policy spelled out very clearly.  Most rentals do not allow cancellations unless the property can be re-rented for the same time frame. I highly recommend Cancel for any Reason travel insurance. As far as I know, this insurance will not cover the COVID-19 outbreak but I am not an insurance agent so please contact them directly with any questions.  Below are a couple of travel insurance companies:

Home Ownership Verification

Yes. We verify all home ownership to prevent fraud on every single listing. Before attempting to list a vacation rental on ShoreSummerRentals.com, be sure that you can provide proof of ownership. Rental Coordination and Forms

No. We are strictly an advertising tool so all transactions must be coordinated through the renter and the property owner directly. Booking directly with the owner will save renters hundreds, even thousands of dollars for a one week rental. Our renters who book directly with a ShoreSummerRentals.com owner are exempt from paying the NJ Shore Tax (as long as they own les than 3 rental units), and never pay booking fees. All vacation rental leases must be coordinated by the property owner.  We supply sample leases and welcome letters, a rental procedure checklist, and an inventory checklist in the Owner's Tools area of the active owner dashboard. Login to your owner account now.

There are several options receommended. 

Option 1:
I highly recommend installing a combination door lock so no key is needed at all, just a code. This way all you have to do is e-mail your renter a letter a week before their arrival with instructions, directions and codes. That is what I do and it works out great. I purchased a Schlage model at Lowe's. 

Option 2:
You can also purchase a real estate lock box that you leave your keys in and secure it somewhere on your property.

Option 3:
You can also mail the keys to the renter a week before their scheduled vacation with a letter explaining what is expected during their stay and upon their departure along with directions to the property. You can include a padded self addressed envelope for them to drop in the mail after they leave.

Yes. To find a listing and you know the rental id, enter the ID in the search box on the homepage of  ShoreSummerRentals.com and click on Search.

Our owners are instructed to respond to renter requests within 24 hours but sometimes they may take a little longer. I alway recommend that renters also follow up with the owner by telephone. Their phone number is on their rental listing page labeled “Call Contact”.

If you still do not receive a response after 48 hours, please contact us and we will reach out to them as well.

In the meantime, I would start looking for other homes on ShoreSummerRentals.com in case their homes are not available.

Spam, Scams, Complaints and Abuse

To avoid SSRNJ.com getting tagged as a spam site, guests are only permitted to send up to 15 email inquiries to our hosts in a 24 hour period. There really is no reason to send more than that as you also have the option to call the host .

The CAN-SPAM Act establishes requirements for commercial messages and spells out tough penalties for violations.

While abuse and fraud is not common in the vacation rentals industry, we recommend you take certain steps to protect yourself and increase the chance that your transaction goes smoothly. 

Some vacation rental sites offer free trials or free listings, but these increase the chance of abuse and fraud because the owner is not verified by way of a financial transaction, listings are often copied from other sites and have errors and are out of date. It's safer to use ShoreSummerRentals.com as we devote significant resources to verify the legitimacy of our owners and their listings. We can also assure you that we investigate suspicious listings and remove listings for serious or multiple complaints. 

We recommend that you request references, ask for a rental contract, and research the owner and property before your stay. You should also never wire money to owners via Western Union, Money gram or other instant wire transfer services. If you do not feel comfortable working with a certain owner, move on to a different rental.

We put our owners through a thorough verification process in order to prove ownership before allowing their ads to display live on our websites. That being said, since the online service we provide for vacationers is comparable to that offered by a newspaper or magazine through which vacation homes are advertised, we still recommend that you take steps to protect yourself by requesting references and a list of past renters from the homeowners before agreeing to rent. If possible, we also suggest that you visit the property in advance.

1. Login to your dashboard, click on "Settings".  This is where you can change your password as well as the main account holder's information such as your mailing address (not rental property address).  Please make sure to save all changes.

We do not offer damage insurance as we do not manage any part of the rental transaction. We do prefer that our owners require the tenants to leave a refundable security deposit as those tenants tend to take care of and leave the homes in better condition. If you prefer damage insurance, feel free to contact the insurance companies directly. I pasted a few below that may offer damage insurance.

Fortunately, most modern web browsers will automatically update themselves so that you're always running the most current version. You no longer need to actually "download and install" the latest version yourself; it will do it for you.
