Shore Summer Rentals.com Terms and Use / Policies

These policies are established in order to preserve a fair and orderly site for the advertisement of vacation rental properties AND in order to maintain a "family safe" environment. Note that these policies are subject to periodic review and may be updated at any time. Please also see the Disclaimer.

Cancellation by Owner

Vacation rental listings with ShoreSummerRentals.com can be canceled at anytime. Upon the day of notification, ShoreSummerRentals.com service will be canceled within two weeks of the day of notification. No refund or pro-rated credit will be issued for cancellation by owner.

Transfer of Vacation Rental

ShoreSummerRentals.com memberships are transferable upon the date of transfer of vacation rental (i.e. sold or transferred to a new owner for the advertisement of the same property). As such, if you transfer your vacation rental, supply us with the new vacation rental owner's name and address, as well as billing information. Please note they have to be advertising the same property that you advertised.  We will contact the new vacation rental owner and continue service upon their approval. There is a $25.00 transfer fee. If you wish to cancel your service due to a sale or transfer, the cancellation policy above will apply.

Advertising Policies

ShoreSummerRentals.com reserves the right to delist any vacation rental at its discretion and cancel service without notification. Security Deposits must be returned within the time frame stated in the contract if the property was left as found.  If this is not followed, Shore Summer Rentals.com has the right to deactivate your listing with no refund due. Vacation Rental Owners and Agents are expected to follow the Acceptable Content Policies*. Listings which do not adhere to these policies are subject to cancellation at the sole discretion of ShoreSummerRentals.com staff. No refund will be issued for cancelled listings.

ONE Property in ONE Location

Shore Summer Rentals.com listings are designed to advertise ONE PROPERTY in ONE LOCATION.  If you sell your property and purchase a new property in a new location, you will need to create a new listing.  Once a listing is online, the location should not be modified.  If you change your location without contacting us, Shore Summer Rentals.com has the right to deactivate your listing with no refund.

You may NOT list more than one property per listing.  If this is observed, you will be warned to remove the additional property advertisement, photos, etc.  If you do not remove the information, Shore Summer Rentals.com has the right to deactivate your listing with no refund.   We offer a multiple property discount.  Contact us for details.

Apartment Complexes or properties with two or more identical units will need to pay the Hospitality Package price of $225 per year and will have the same benefits of the Deluxe Package.  Please choose the Hospitality Package when making payment so you are properly charged.

Property Off The Market

If you wish to remove your property from the market, we can temporarily inactivate the SSR listing and reactivate it at a future date. Your SSR listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).

Acceptable Content Policies

These policies are established in order to order to preserve a fair and orderly site for the advertisement of vacation rentals and in order to maintain a "family safe" environment. Note that these policies are subject to periodic review and may be updated at any time.

There are specific locations for the inclusion of web addresses (also referred to as "Links" or URLs) and e-mail addresses in the ShoreSummerRentals.com listings. All web addresses or links must be approved and must reside only in the authorized "Additional URL Links" section of the ad. THE URL FEATURE IS SOLELY FOR THE PURPOSE OF ADVERTISING THE SUBJECT PROPERTY,  ALTHOUGH SHORE SUMMER RENTALS WILL ALLOW THE LINKS TO REFERENCE UP TO 3 PROPERTIES.    ANYTHING OVER 3 PROPERTIES WILL REQUIRE THE PURCHASE OF AN ADDITIONAL MEMBERSHIP.  Email Addresses and Phone Numbers must reside only in the authorized locations within the listing. All other references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content and may be removed without notice.

All content must be "family safe" and "G" rated. Vacation rental listings may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. A such references are not considered acceptable content and may be removed without notice. In the case of disputed content, the operators of this site will be the final judge as to the appropriateness of the content.

ShoreSummerRentals.com reserves the right to alter, exclude, reject part or in whole, any information in the vacation rental advertising supplied by vacation rental owners. After submitting information to ShoreSummerRentals.com it becomes the copyrighted property of ShoreSummerRentals.com and unauthorized copying or use of such information is prohibited by Federal law and is subject to criminal prosecution.

CHANGING FONT COLORS, CENTERING, BORDERS, ETC.  BY ENTERING SPECIAL CODING IS NOT PERMITTED.  THIS IS NOT FAIR TO OTHER CUSTOMERS.   IF THIS CONTINUES TO BE DONE AFTER A WARNING, WE HAVE THE RIGHT TO DELETE YOUR LISTING WITHOUT A REFUND.

Personal Information

ShoreSummerRentals.com will collect personal information necessary to conduct its services. ShoreSummerRentals.com will not share personal information with third parties. However, ShoreSummerRentals.com may use personal information obtained from its services to offer more services (affiliate owned websites) and or promotions such services to its current customers (including both renters and owners).

Spam

ShoreSummerRentals.com does not condone spamming and will not participate in spamming. ShoreSummerRentals.com reserves the right to cancel services to those who violate this policy by engaging in Unsolicited Commercial Emails via ShoreSummerRentals.com site or by using its information. Additionally, unauthorized use of information used by third parties will be subject to copyright law violations and will be subject to criminal prosecution.

Rental Inquiries

It is the goal of ShoreSummerRentals.com to reduce the volume of SPAM delivered via the Vacation Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by ShoreSummerRentals.com prior to delivery to ShoreSummerRentals.com vacation rental owners. Inquiries may be read by ShoreSummerRentals.com staff members. Despite ShoreSummerRentals.com filtering efforts, it is likely that some SPAM inquiries will be delivered anyway.

Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and ShoreSummerRentals.com cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. ShoreSummerRentals.com, at its own discretion, may supply to potential renters the direct e-mail address of ShoreSummerRentals.com advertisers for the purpose of making a rental inquiry.

Other

ShoreSummerRentals.com reserves the right to make changes to this site at any time and without notice.

ShoreSummerRentals.com does not offer a refund for time that the site may be down for maintenance or an error beyond our control.  This is very rare but can happen.

ShoreSummerRentals.com is not a licensed real estate broker in any location.

Owner and Renter freely and voluntarily releases and agrees to hold harmless ShoreSummerRentals.com from any and all claims, liabilities, losses, damages, costs, causes of actions, suits, demands or judgements of any nature arising out of or in connection with the rental of Owner's rental property.
