PROPERTY DESCRIPTION
JUST RENOVATED! This fabulous, air-conditioned, 1st floor unit sleeps 12, with no steps & is 'handicap friendly', but NOT fully ADA handicap accessible. The large, tiled full bath has been completely renovated & includes a roll-in, over-sized tiled shower with grab bars, an oak vanity, a floor length antique mirror, & a vintage oak bookshelf for towels & toiletries. The eat-in, tiled kitchen has all new appliances including a glass top, self-cleaning stove, dishwasher, refrigerator/freezer & microwave. The kitchen has a lovely ice cream parlor set with black wrought iron chairs & solid oak tabletop. The fully stocked kitchen has a blender, coffee maker, mixer, toaster, crock-pot, pancake griddle, pots & pans, dishes, glassware & utensils. Enjoy meals or play games in our FABULOUS tavern-style dining room with two partially exposed brick walls, an antique fireplace mantle, a gorgeous, antique ball & claw foot oak table with 8 chairs, & an antique sideboard. You will truly feel as though you are enjoying your meals in an early American tavern or English Pub. The kitchen adjoins our completely enclosed courtyard with lots of outdoor seating.
The entire unit was just repainted and new carpet installed in all bedrooms, the hall and family room. The family room has a sofa, love seat & 2 arm chairs, cable tv, a dvd player, PlayStation II & lots of games. Each of the air-conditioned bedrooms has one or more dressers and an alarm clock with tranquil noise effects (i.e. waves). Room A has a queen bed, B has a trundle bed (side by side twins that can be on different levels or the same level as a king-size bed)), C has three sets of single bunks & D has a double. This condo has 1.5 baths, but from May through October two large, fully enclosed, 'outside' showers (shared with all of our guests) with private dressing areas are available. Please note - the ceilings in this unit are relatively low, with a clearance of 6 feet 4 inches to 6 feet, 6 inches, & a couple of bedroom doors have 6 foot clearances. Our beautiful courtyard, reminiscent of a French Café, has lots of pretty potted plants, beautiful hanging baskets, hundreds of tiny white lights, a small garden & a fountain. Enjoy seating for up to 40 at freshly painted, antique, wrought iron furniture. A gas grill is provided for your convenience, as well as a washer & dryer (both shared with our other units). The condo includes wifi, cable television & 6 beach tags (beach tags are not required for children 11 & under). This unit rents Saturday to Saturday in the summer. We are frequently at the property in the off-season, so call or email us to schedule a visit. We have 3 adjacent units available: Condo B is a 2 BR,1.5 bath condo that sleeps 7 (listing 3389), a 7 BR, 3 bath Victorian Home (sleeps 20 in the unit comprising the 3 floors above this condo, see listing #2418), & an efficiency that sleeps 4 with a full bath ((listing #3424). THE FOLLOWING OFF-SEASON RATES APPLY TO FAMILIES & GROUPS OVER THE AGE OF 25 YEARS. A FULLY REFUNDABLE $300 SECURITY DEPOSIT IS REQUIRED TO RESERVE & IS IN ADDITION TO THE RENTAL AMOUNT. Sept: $375/night, 2 night min. Oct: $350/night, 2 night min. Nov & Dec, excluding holidays: $325/night, 2 night min, 3rd night is half off. Easter, Thanksgiving, Christmas & New Year's: $400/night, 3 night min, 4th night is half off. Jan & Feb: $250/night, 2 night min, 3rd night is FREE! March: $275/night, 2 night min, 3rd night is FREE! April: $350/night, 2 night min, 3rd night is half off. Mid-week, save 10-percent. PROM/GROUP RATES ARE PER PERSON, PER NIGHT: $45 from Sept to April, from $50 in early May to $65 in June + $50pp security. Two night minimum until May 21, then 3 night minimum. SENIOR WEEKS: $350 pp/week + $100pp security. Cleaning fee of $120 will be deducted from the security for all prom & senior week rentals. Photo ID required. Lodging Tax: N/A Other Fees: Beach tag replacement fee, if lost: $20 per tag. Cleaning fee of $120 unless you choose to clean yourself. Cleaning fee will be charged for all under age 25 group rentals. IF PAYMENT IS MADE BY PAYPAL, ALL PAYPAL FEES MUST BE PAID BY THE TENANT. Deposits: For weekly, over age 25, rentals: $300 refundable security deposit which will be returned within three weeks if the property is left in the same condition as it was upon the beginning of the rental. Time permitting, one half of the rental amount is due with the signing of the lease and one half is due 90 days prior to check-in. If necessary, the cleaning fee will be deducted from the security deposit. For reservations for summer 2011 that are made before October 1, 2010, payments can be in thirds. For all under age 25 rentals, photo ID and parent signatures are required, and the security deposit is $100 per person for rentals of 4 or more nights, $50 per person for rentals of 2 or 3 nights. IF PAYMENT IS MADE BY PAYPAL, ALL PAYPAL FEES MUST BE PAID BY THE TENANT. Cancellation/Refund Policy: We will re-list the property and if rented at the full rental amount, we will issue a refund for the amount paid. If rented at less than the initial rental amount, we will refund the difference. There is a $100 cancellation fee regardless of whether the property re-rents for the full or reduced amount.
