PROPERTY DESCRIPTION
Why pay hotel rates when you can relax in a completely renovated, air-conditioned, beach block condo? Save hundreds by preparing your meals at home. The small but fully equipped kitchen has everything you need to prepare meals including a full stove, refrigerator, sink, microwave, coffee maker, toaster, blender, pots & pans, crock pot, griddle, dishes, glasses, silverware & cooking utensils, but no dishwasher. Bedroom 1 has a whitewashed bunk (double on the bottom, single on top), a dresser, cable tv, two chairs & a desk. There is room for a travel crib and one is provided for your use. Bedroom 2 has a full size bed, art deco waterfall furniture, & cable tv. The cozy family room/dining area has a PULL OUT SOFA, love seat, ceiling fan, two kitchen tables with 2 chairs each (they can be combined to make one larger table), a coffee table, & 32 inch flat screen hdtv with cable, dvd player, PlayStation II & lots of games. Window air conditioning units are located in the family room & each bedroom. The condo has one full bath with a tub and one powder room, both updated and in great condition. The entire unit will be repainted and new carpet installed for the summer 2011. This first floor unit is perfect for people who wish to avoid stairs, as there is just a four-inch step into the unit & no other stairs.
Our lovely courtyard, reminiscent of a French Cafe, adjacent to Condos A & B, is fully enclosed with lattice-work, pretty, freshly painted wrought iron furniture, lots of beautiful potted flowers & hanging baskets, hundreds of tiny white lights, a small garden & a fountain. This is a great place to enjoy your morning coffee, meals, & cocktails. Included with the condo rental is one off-street parking space just a few steps from your entrance, a shared gas grill, shared washer & dryer, & four beach tags. We have lots of boogie boards & buckets & shovels for you to use. Two fully enclosed outside showers with dressing rooms are also available for you to share with our other guests. You are welcome to use these late on the day of your departure so you can enjoy the beach for another full day! THE FOLLOWING OFF-SEASON RATES APPLY TO FAMILIES & GROUPS OVER THE AGE OF 25 YEARS. A FULLY REFUNDABLE $300 SECURITY DEPOSIT IS REQUIRED TO RESERVE THE UNIT, & IS IN ADDITION TO THE RENTAL AMOUNT. All regular priced mid-week stays, Monday through Thursday, save 10-percent on two nights, 15-percent on three nights, 20-percent on four nights. Can not be combined with 'free night' or half off specials. September: $295 per night for two nights, or $250 per night for 3 nights. October: $250 per night, 2 night minimum. November & December, excluding holidays: $225 per night, 2 night minimum. Third night is half price. Thanksgiving & Christmas: $295 per night, 3 night minimum. Fourth night is half price. January through March: $225 per night, 2 night minimum. THIRD NIGHT IS FREE! April: $250 per night, 2 night minimum. Third night is half off. PROMS: $45 per person per night, two night minimum. 5 person minimum, 7 person maximum. May: $325 per night. PROMS: $65 per person per night, two night minimum until May 21st, three night minimum after May 21st. 5 person minimum, 7 person maximum. Senior Weeks: $350 per person per week. 6 person minimum, 7 person maximum. $100 per person security deposit, from which a total $100 cleaning fee will be deducted. Lodging Tax: N/A Other Fees: Cleaning fee of $80, if necessary. You may clean yourself if you'd like. IF PAYMENT IS MADE BY PAYPAL, ALL PAYPAL FEES MUST BE PAID BY THE TENANT. Beach tag replacement cost is $20.00 per tag. Deposits: For weekly, over age 25, rentals: $300 refundable security deposit which will be returned within three weeks if the property is left in the same condition as it was upon the beginning of the rental. Time permitting, one half of the rental amount is due with the signing of the lease and one half is due 90 days prior to check-in. If necessary, the $80 cleaning fee will be deducted from the security deposit. For reservations for summer 2011 that are made before October 1, 2010, payments can be in thirds. For all under age 25 rentals, photo ID and parent signatures are required, and the security deposit is $100 per person for rentals of 4 or more nights, $50 per person for rentals of 2 or 3 nights. IF PAYMENT IS MADE BY PAYPAL, ALL PAYPAL FEES MUST BE PAID BY THE TENANT. Beach tag replacement cost is $20.00 per tag. Cancellation/Refund Policy: We will relist the property and if rented at the full rental amount, we will issue a refund for the amount paid. If rented at less than the initial rental amount, we will refund the difference. There is a $100 cancellation fee regardless of whether the property re-rents for the full or reduced amount.
